I built a 12 footer in my living room using the wifes sewing machine. My wife and two kids fit nicely into it and find it quite comfy. We of course store most of our stuff outside. The way most folks measure a tipi is with a fire inside. 12' is just right for 2 persons and a fire with all of there gear.

The first Tipi our tribe owned was a 20 footer that I bought from Nomadic in '75. When I went to an event, we would leave after work, usually on a friday night and have to drive 2-4 hours before arriving at the shoot. Heck, it was usually dark and I got used to putting it up in the dark. When I set it up for the first time in the day light..the durn thing seemed to take longer to erect and sometimes not exactly right???

Had to re-educate myself for daytime Tipi skills!

I have two tipi when is a 14ft which I set up ar park service which I cook in mine to give other people demo how to set it up which is easier for people to watch how it is to set.
But for renevous I use the 18 foot and set up by my self I am only one that goes which I cook sleep and have fire wood cooking utensels. i'm 6ft 4 gives me more room to get around with the linner on good size of fire when it gets cold outside
